MARYLEBONE MANSIONS II: A.LONDON’S GREAT RETURN_
PROJECTS | June 2025
In the world of prime London property, first impressions are everything. At A.LONDON, we understand that what turns a viewing into a sale isn’t just square footage or postcode, it’s the story itself, and the promise of a lifestyle. That’s precisely why our Show Home service continues to deliver exceptional results for developers and affluent buyers alike.
Following the success of our three Show Homes at Marylebone Mansions in 2024, including the flagship penthouse, we're proud to introduce our latest work: two distinct new schemes designed to spotlight this sought-after address even further.
The results speak for themselves: JLL and CBRE achieved over £10 million Gross Development Value in less than a week following the launch of our new Show Homes. It’s a clear indicator of how considered, emotionally resonant interiors can accelerate sales and elevate perception in a competitive market.
Read on to discover the design story behind each apartment, and how our collaboration using our award-winning service has created incredible sales results…
“…a true sense of what life at Marylebone Mansions could be like…”
“We were delighted to have been invited back to Marylebone Mansions to design two new Show Homes, following the positive reception of our earlier schemes at the development. It’s always a pleasure to return to a project we’ve been proud to contribute to, and to see our designs continue to play a role in shaping such a distinctive address.
Collaborating once again with the teams at JLL and CBRE has been an incredibly rewarding experience, their insight, professionalism, and shared commitment have made the sales journey a real success.”

The Design Story
The Sub-Penthouse
At 1,978 sq ft and valued at £4.25m, this three-bedroom sub-penthouse is tailored for mature, affluent buyers looking for their own personal sanctuary.
Our approach here celebrates understated luxury. In the large open-plan living space, organic forms and a warm palette blend seamlessly with natural materials, creating a soft, inviting atmosphere. From there, the flow continues into a dining space defined by minimalist forms and earthy textures - subtle yet striking.
The terrace offers a serene escape, with sun-drenched tones and tactile finishes designed for peaceful moments above the city.
Each bedroom tells its own story: from the rich serenity of the principal suite to the comforting layers of texture in the guest rooms. The result? A calming, sculptural, and deeply personal environment.
“For the sub-penthouse at Marylebone Mansions, I wanted to create a space that feels both impressive and inviting. A space that is perfect for entertaining guests, yet also has a sense of warmth for those much-needed moments of peace away from the city.
The expansive open-plan living and dining area is designed with rich tones and layered textures to evoke a bold, sophisticated atmosphere, creating that true statement penthouse feel.
Each of the two ensuite bedrooms have their own distinct personality: one features a striking red headboard for a dramatic tone, while the other offers a more relaxed and tranquil retreat.
The third bedroom serves as an elegant guest room, with neutral hues and a warm, welcoming feel, a calm haven within this dynamic city apartment”
- Saffron Harper-Ward, Interior Designer.
The Apartment
With its 1,285 sqft layout and two-bedroom configuration, our second design targets a younger, globally mobile audience. Worth £1.95m, clients working in finance, tech, or education, often with families and an eye for contemporary luxury, were the perfect target audience for this space.
Here, we took a bolder route. Think rich, earthy hues and organic textures paired with sleek lines, a modern, minimalist concept made to impress.
The living and kitchen areas are tailored for entertaining, while the bedrooms exude comfort through plush upholstery and muted, calming tones.
The design is cosmopolitan, versatile, and welcoming.
“Designing this elegant two-bedroom show home has been a really enjoyable and rewarding experience.
I embraced the unique ‘upside-down’ layout by creating a calm and luxurious retreat on the lower level, where the bedrooms offer a sense of seclusion and tranquillity, a peaceful contrast to the energy of the city above.
My aim was to balance elegance with comfort, ensuring each space feels refined yet welcoming. The result is a considered and timeless home that complements the distinctive charm of Marylebone living.”
- Sophie Rastrick, Interior Designer.
Why it works: Our Show Home Philosophy
Marylebone Mansions stands as a strong example in what happens when developers, agents, and designers collaborate with trust and shared vision. By crafting bespoke furnishings and using bold materials and finishes that speak directly to the intended buyer, we’ve helped shape spaces that feel real, lived-in, and aspirational. More importantly, we’ve made it easier for buyers to imagine their future here.
Our Show Home service doesn’t just sell properties, it helps sell a lifestyle. And for developers navigating a competitive market, that’s invaluable.
“Following A.LONDON’s delivery of 3 Show Apartments at Marylebone Mansions last year, the scheme is now 60% sold out within 9 months of marketing. We are delighted to have appointed A.LONDON to deliver these latest Show Apartments to help continue our sales success.”
- Samuel Aston, Head of Prime Residential London, CBRE.
“Marylebone Mansions has been one of our most successful projects of the 12 months, due to its traditional mansion style, boutique scale and unrivalled location.
The immediate and ongoing success is a testament to not only the developments unparalleled location and amenity offering, but also the quality of A.LONDON’s curation of the show apartments.
The styling gives potential residents a true sense of what life could be like as a resident of one of London’s most exclusive addresses and has undoubtedly supported the strong sales to date.”
- Alex Carr, Head of Central London Residential Development, JLL.
